Waking up to the water: how to choose a rental with a real lake view

There is something calming about a lake. Mist lifting off the water at dawn, the sound of a paddle, mountains or forest reflected in a surface that changes colour through the day. A cabin, cottage, villa or apartment with a view over a lake turns an ordinary holiday into one you remember, whether you spend it swimming, fishing, sailing or simply sitting on the terrace with a book.

Yet the words "lake view" can mean very different things. One rental has a wall of glass facing the shore, another offers a glimpse of blue between the trees from the upstairs bathroom. This guide helps you work out what you are really booking, when to go, and what to ask the owner before you commit.

What "lake view" can mean

Before you fall for the photos, look carefully at where the view actually is.

• Full waterfront. The property sits right on the shore, often with its own jetty, beach or garden running down to the water. These are the most sought-after and book up earliest.
• Elevated view. A house on the hillside above the lake may have no direct access, but the panorama from higher up is often wider and more dramatic, especially around mountain lakes.
• Partial or seasonal view. Trees in full leaf can hide the water in summer, and neighbouring buildings can block part of the outlook. A view that is open in winter may be filtered by July.
• View from one room only. Sometimes only the living room or a single balcony faces the lake, while the bedrooms look onto the road or the hill. Ask which rooms have the view and whether it can be seen from bed.

Sunrise or sunset?

The direction a rental faces decides a great deal about your stay. A property on the western shore looks east, so you get the sunrise over the water and cool shade in the late afternoon. A house on the eastern shore faces west and catches the sunset, which is lovely for evening meals outside but can mean strong heat on the terrace in summer. On narrow lakes between mountains the sun may disappear behind the ridge early in the day. A quick look at a map, or a simple question to the owner, tells you what to expect.

Lakes on every continent

Lake view stays can be found almost everywhere, each with its own character.

• North America has the Great Lakes, which feel almost like inland seas, and countless cottage lakes in Canada, from Ontario's cottage country to the glacier-blue lakes of the Rockies. Lake Tahoe, on the border of California and Nevada, is famous for its clear water and ski slopes nearby.
• South America offers the lakes of Patagonia on both sides of the Andes, including Nahuel Huapi near Bariloche, and Lake Titicaca, shared by Peru and Bolivia at high altitude, where nights are cold all year.
• Europe has the Italian lakes such as Como, Garda and Maggiore, the Swiss lakes around Lucerne and Geneva, Lake Bled in Slovenia with its island church, and the forest lakes of Scandinavia and Finland.
• Africa is home to the vast lakes of East Africa and the Great Rift Valley, from Lake Victoria to Lake Tanganyika and Lake Malawi, with lodges and cottages along their shores.
• Asia includes the Fuji Five Lakes in Japan, where on a clear day you can see Mount Fuji reflected in the water, as well as mountain lakes across the Himalaya and Central Asia.
• Oceania has New Zealand's Lake Taupo on the North Island and Lake Wanaka and Lake Tekapo on the South Island, all surrounded by outdoor activities.

Getting into the water

A view is one thing, access is another. Some lakes have public beaches and clear water perfect for swimming, while others are cold, deep or reserved for drinking water, where swimming or motorboats are restricted. Local rules can also limit fishing, open fires and the use of jet skis. In some freshwater lakes in tropical regions, including parts of East Africa, there can be a risk of bilharzia, so always ask locally where swimming is considered safe. Check whether the rental has its own jetty or beach, whether kayaks, canoes, a rowing boat or life jackets are included, and whether you can bring or hire your own boat.

Seasons by the lake

Lakes change a lot through the year. Summer brings warm water and long evenings, but also mosquitoes and other insects near the shore, especially in forested and northern regions. Pack repellent and ask whether the windows have screens. Autumn is often the most beautiful time, with fewer visitors and colourful woods. In cold climates lakes can freeze in winter, which opens the door to skating, ice fishing and snowy silence, but ice is never safe unless local people confirm it. Never walk onto a frozen lake without knowing the ice thickness and conditions.

Many lakeside businesses, ferries and restaurants in resort areas close outside the main season, and some rentals are only accessible in summer. Remember too that the seasons are reversed in the Southern Hemisphere: the Patagonian and New Zealand summer falls in December, January and February, which is winter around the Great Lakes and in the Alps. Near the equator, rainy and dry seasons matter more than temperature.

Questions to ask before you book

• Which rooms have the lake view, and can we see the water from the bedrooms?
• Does the property face east or west, towards the sunrise or the sunset?
• Is there direct access to the lake, and how far is it to walk to the shore?
• Is swimming allowed and safe here, and is there a beach or jetty?
• Are kayaks, canoes, a boat or life jackets included?
• Are there mosquitoes in summer, and do the windows have screens?
• Is the property and the road to it open all year, including in winter?
• Are children safe near the water, and is the garden fenced?
• Are shops, restaurants and ferries open during our dates?

Making the most of the view

Get up early at least once. The water is often at its stillest just after dawn, when the reflections are sharpest and the wildlife is most active. Eat outside whenever the weather allows, take a boat out to see your rental from the water, and watch how the light moves across the lake during the day. On a clear night, away from town lights, the stars above a dark lake can be the best view of all.
